Shop cost = floor area × shell rate + shopfront area × shutter rate + fit-out, then fees and contingency. A 5 m wide, 12 m deep single-storey shop has 60 m² of floor and a 15 m² shutter (5 m × 3 m). At the example rates that is 37,350 before fees and 43,550 all-in, or 726 per m².

Frequently Asked Questions
How do I estimate the cost to build a shop?
Multiply the floor area by a local shell rate, add the shopfront or rolling shutter by its area, add a mezzanine if there is one, then the fit-out per m² or ft². Finish with design fees and a contingency.
How is a rolling shutter priced?
Usually by area: width × height. A 5 m frontage with a 3 m high shutter is 15 m². Motorised shutters cost more than manual ones.
What is shop fit-out?
Everything that makes the shell ready to trade: flooring, ceilings, lighting and power points, shelving or counters, signage and finishes. It can cost as much as the shell for a high-end store.
Is a mezzanine worth adding?
It adds floor space for storage or display without more land. Check head room (often at least 2.1 to 2.4 m above and below) and local rules on how much of the floor it may cover.
How is this different from the Construction Cost Calculator?
That one prices any building from its area and one rate. This one splits a shop into shell, shopfront, mezzanine and fit-out, which are priced differently.
